I'm not convinced the speaker loves the mistress; it seems he is lusting after her more than he is in love with her, especially if we look at lines 14 through 19, where he notes how much time he WOULD spend on admiring her body. Of course would, does not mean he will. A stronger case can be made about the speaker wanting to have relations with the mistress without any strings attached, as he emphasizes throughout the poem time and how quickly it passes as well as inevitability of death(1-2, 14-19, 20-32).
